Comprehensive housing counseling
Center For Siouxland has been approved by the US Department of Housing & Urban Development (HUD) to provide pre-purchase, post-purchase, and default/foreclosure mortgage counseling. To best serve our clients, we have adopted the National Industry Standards for Homeownership Counseling and Education (NISHCE).
Our certified housing counselors are well-trained to maintain current knowledge in such areas as loans, mortgages, terms, mortgage default, as well as local, state, and federal housing laws and regulations. We provide housing counseling services to clients regardless of race, color, religion, national origin, sex, familial status and disability. We use our expertise to help Siouxland residents make informed decisions in order to reach their housing goals.
Pre/Post Purchase Counseling
We can help you navigate the process of buying a home now or plan for a future home purchase. Perhaps you want to stop renting and start building equity in a home. Or maybe you've looked at a property you'd like to buy and consulted with a lender about loan options. Our counseling services can help you learn more about such topics as budgeting for mortgage payments, money managements, available community resources, HUD loan qualifications, and fair housing laws.
For existing homeowners, we provide comprehensive post-purchase education so that buyers can maintain their status as home-owners and maximize the benefits of owning a home. The post-purchase curriculum includes community involvement, financial fitness, property and income taxes, insurance, record keeping, foreclosure prevention, lending abuses, landlord responsibilities, home maintenance and improvement, home safety, and energy efficiency.
Default/Foreclosure Prevention Counseling
Default counseling is provided to people who have (or expect they may experience) a delinquent mortgage on an FHA, VA, or conventional mortgage. Our certified housing counselor will help you assess your finances and your ability to make mortgage payments, and will help you to determine your best course of action. We can help you to complete required forms and we can mediate between homeowners and their lenders.
We conduct financial assessment with renters or those hoping to rent a home in order to review their options. Our counselors may contact the landlord to assist the landlord and tenant in creating a plan to resolve rental delinquency, and we often help renters create a budget plan to manage future rent payments. Some renters may be interested in becoming homeowners, and our counselors can help them get started toward that goal as well.
Our counselors work with homeless and/or displaced people to assess their situation and create solutions that meet their unique housing needs. We link people with available resources in the community (shelters, transitional housing, supportive services) and help them develop a plan to end their homelessness.
Our trained, respectful, nonjudgmental counselors will help you identify the course of action that is most appropriate for your individual situation.
